Saba Tsiskaradze
Manager at Next White, Next Hospitality LLC
Saba Tsiskaradze signs his emails "Next White Hotel Manager" and writes from a Next Hospitality address. He is the employee through whom Next has dealt with me since January 2026, and the one who put its conditions in writing.
The contracts. On January 27, 2026, he introduced himself as the manager of Next White and asked for my passport number, email and telephone, to prepare "a management and service contract, which you will need to sign". Told that a contract one needs to sign is coercion, he answered that "we are not forcing you", and in the same message that the agreements "must be prepared in your name and signed by you", as "compliance with the existing regulations". The next day he sent the two documents, a management agreement dated November 13, 2024 and service conditions dated August 1, 2025, both completed that afternoon, as "a requirement under the current regulations, as the building has an aparthotel status". Within the hour he charged me $608 without my signature, "a matter of regulatory compliance", and called them "a contract requested from residents of apart-hotel buildings due to existing regulations in the country". He has never named the regulations. My proposal of a plain service agreement, sent the same day, was not answered. He knew, and wrote, that Next White was "the building where you live and plan to live for a long time".
The elevators. On June 30, 2026, he confirmed in writing that the act of handover waives no claims. On July 1 he and Nino Kikava met my wife and me; my record of the meeting drew his corrections: the act "can't waive, cancel or otherwise affect to any claims", but its amendment "is declined". Then the condition: "You can receive elevator chips any time you sign the Act of handover". On October 21, he lifted that condition, but stated that "The chips will be activated once the outstanding debt has been paid". Those two sentences are why his conduct is examined under Article 150 and Article 360 of the Criminal Code.
The documents. He forwarded my request of July 4 to Next's legal and after-sales departments, and relayed their replies. On the gas installation his own answers were two referrals, to a contractor and to SOCAR, for documentation of work Next itself had performed; my third request is unanswered. He was copied on every letter from the demand of August 11 onward, and did not write until October 21. An earlier arrangement of his went the way of Next's other undertakings.
"Unfounded" accusations. On October 21, 2026, he accused me of making "unfounded" accusations, right after I made him aware of this whole dossier serving as a base for those accusations. This is twice hypocritical:
- He did not base his own accusation on anything;
- He claims that I owe Next a debt while refusing to identify its foundation.
Other owners report that when one of them asked why decisions were not discussed with the residents, he shut the door on him, and that he said no cleaning schedule exists in any Next building.
